Java Road can be divided into three parts. First part is from Tin Chong Street to North Point Road which mainly includes consumption on people & livelihood, most of the shops already operated for many years and the outlook of the streets still remain unchanged; the recent transactions are more active due to the redevelopment of Oil Street. The middle part is from North Point Road to Tong Shui Road, the furniture and decoration industry is the leading role in this area. The vacancy of shops is very low hence the unit price is as high as about $14,000 to $18,000 per sq. ft., and the return yield is about 4.5%. The final part is from Tong Shui Road to Kam Hong Street which located closely to the redevelopment of North Point Estate, and it is now a car park area. There is a great potential of expansion after the redevelopment, the property owner also expected that the shop value will increase, although sales market is not too often currently but the rental market is more active than before
