Kowloon East Kowloon East, with an area of about 488 hectares, comprises the Kai Tak Development (KTD) Area, the Kowloon Bay Business Area (KBBA) and the Kwun Tong Business Area (KTBA). With the emergence of new office buildings and shopping arcades, there are signs in the market that the former industrial areas in Kowloon Bay and Kwun Tong have the potential to turn into a premier business district. Kowloon Bay Kowloon Bay is traditionally an extension of Ngau Tau Kok. After the construction of MTR Kowloon Bay station, the area is referred to as Kowloon Bay. In the past, the area near the shore was industrial, while near the MTR station is residential. However, government has actively transformed Kowloon Bay into Hong Kong's CBD2 in recent years, which attracted worldwide companies settling in the district. Kowloon Bay Action Area (KBAA) Kowloon Bay Action Area (KBAA) is primarily planned for a commercial hub providing office, hotel, retail, food and beverages, open space and public transport facilities, etc. Excluding the two commercial developments completed in 2019 (known as Capital Tower and The Quayside), KBAA would provide about 410,000 sq. m of commercial floor space, together with about 21,400 sq. m of public open space located at different levels. To promote walkability and connectivity, a comprehensive multi-level pedestrian network is planned for KBAA to connect the green transport hub and activity nodes. Besides, traffic improvement measures are proposed at several critical junctions in the vicinity to improve the local traffic condition.
